Using traditional financing we got it within a month from phone to paper.

Then I took some action by driving for dollars I sent out hand written letters and took phone calls (some very angry) after 7 letters to each homeowner (over a few months) I sent an actual contract offer to every person (interested or not).

It sounds like with that many extra people living at the property they had already broken the lease and their month to month status you could have had them out in a month regardless. 

People take them because there's a sense of obligation in the moment or they take them, copy your information into their phone, and then trash the card.

According to my phone conference with them, they require the tenant to have at least three months remaining on their lease.

You may have to spend a little time on the phone though, asking how to get the plat.

We're talking cell phones, a big screen TV, air conditioning units, furniture, electronics, etc. 

She thinks she is getting money back I don’t know why as she left the unit trashed, broken screens, lease required yard work undone, unpaid utility bills ect, ect....itemization shows she owes me $110.xx.
