You have to put a lot of faith into a company and reputations, proof of performance and specific systems or processes for consistently hitting expectations are all requirements in my opinion if a company wants to earn business.  

I guess that I'm impressed they not only built out a model that could get with in 7% of FMV for that many homes, had an effective UX that made ppl want to use it, got a system up and running to take possession and make ready for sale that number of homes across such a geographically diverse area during a global pandemic which changed the way ppl work and lead to crazy home prices.

The Homewood school system is great and the proximity to revitalized downtown Birmingham is fantastic. 

One of their biggest issues was that they were not on town water and sewer and were going to have to dig a well to service the showering and restroom facilities as well as build s septic system to handle the proposed traffic.

You have to remember Brandon has been in the game for years and has developed systems, processes and team members to help him hit those numbers consistently.

Also I had a friend work on the HVAC system.

I have had one on rentals before as well and I renewed one for 3 years on one of my properties where the hvac system was old hoping they would replace it. 

If you are looking for a system approach for a single unit, I'd consider looking into TenantCloud. 

Of course, you can pay for the premium version, but I doubt you will need it.The system uses “cards” that you move linearly from one step to the next as the sale/project progresses.

It's helpful....One of the most important things to know is the age of the house and major systems (HVAC, Roof, plumbing, etc) and then the size of the property.
