As far as appreciation goes, I'm seeing the highest appreciations happening in more expensive markets like New York, Los Angeles, and others.

This then wraps back into the raising capital dilemma, as that is the major component that I'm missing.I know this was a post full of jarbled thoughts and questions but if anyone has even a shred of insight or advice, that would be much appreciated!

The units are under market rent and need rehabbed giving plenty of room for forced appreciation.

I would find an investor-friendly agent in the area you like and use them instead of an all-in-one shop for turnkey.You want to buy an appreciating asset more than cash flow.

What happens often is they failed to take into account standard market appreciation for the area.  

Then we had a decade of appreciation. 

It's a great way to increase your net worth and these loans can also be used to pull cash out of a property as it appreciates allowing you to reinvest money into new deals.Happy to connect to discuss further.
