I'm not advocating either way on doing that but it's a workable approach to addressing his objectives.

I am piggy backing on this post as you offered help with it, so if i could ask a question that is similar.. i have an apartment complex here in Baltimore.. i have a couple who rented a 2 bedroom apartment.. they took in one of their grandchildren .. the wife has since died and the daughter, along with her other 3 children and 4 grandchildren have moved in ( I know this because we went into the apartment to fix a heater and there were blow up mattresses covering every inch of the floor)We have   caught  them stealing packages from other tenants ( left by the post office)..

:roll: And they are flapping in the wind or in the process of blowing down, so they are a moving target to try to read.

That said, I always advocate for landlords to find a local RE attorney that specializes in landlord/tenant law and get their lease. 

Then I will call them back after I have "run my numbers" (I have probably already done this before the first call) and try to lighten the blow with "Hey Mr.

Don't give money directly to seller; in case the deal falls apart, the seller might blow the money first, but the escrow agent won't give the money away.Local practice will determine whether the closing is with an attorney or title company or other party.

@Dan Grove I believe everyone should have some Real Estate in their portfolio so I advocate for that before the stock market only because I KNOW real estate.

They have some nice new models that would blow you away, prebuilt with all the amenities you need and ready to pass your cities inspection processes.
