I have recently begun analyzing deals and am working on perfecting an excel tool.My goal is to become a full time investor or own a business supporting real estate investors in the area (leaning toward property management).

Then, find a great lawyer and accountant to determine the best business structure to support your investing and provide the most tax shelter for income.

My investing is limited to part time as I still have to work an 8-5 jobs since the income from my rental properties is not enough to support my family and the debt against them at this time.  

I am a broker and auctioneer in Maryland as well as a developer of commercial real estate.An agent can bring you listed properties (where all the competition is), that's a good thing, but will they bring you FSBO's and expired listings, will they spend money to advertise for the type of property you are looking for.I think you need a personal marketing plan to find that 1 out of 10 deal that is a home run for you.Charles

I would ask for supporting documentation.  

Any advertising by an agent must have their name and state they are an agent.

Trying to figure out ways to grow this business into one I can support myself full time from.

Although the state does not support the growth with the infrastructure that is needed, it does not seem to affect the companies moving here.

I am in California and the Realtor board has lease forms as well as supporting documents (notice to pay, etc).
