This made me think of a better solution: you know how Amazon sells its tablets with advertising built in, and if you want the advertising removed, you have to pay more?

I am thinking of using either Jason Hartman referral service, epic real estate cash flow program or maybe one advertised on the radio real estate guys show.  

Email this flier to landlords on CL that are advertising their property for rent.

If the house is abandoned, the preservation company will force entry, winterized the house, and secure it with a new lock.

OTOH if you are in a town that is being abandoned it could cash flow because you got it cheap, but may be bull doze material in a few years.

I do accept cash, as well, although I am not necessarily advertising it.

They advertise a 7.99% interest rate but out of 1000 applications I had seen ZERO get that rate.The consumer and home cannot be opened in a business name.I have used the consumer card on several flips because by the time the house is sold the bills are coming due.

But if it is not on MLS or advertised then maybe you can stick to your original offer.You can justify by offering a quick closing to get it off his hands.

I believe prices have come down and there a plenty beign advertised.

The house across the street from mine is also being advertised for rent right now.
