that was my point not for 3.5% down when you put 20 to 30% down all options are open.although this is west coast.. so even in a bad area of Oakland a 4 plex is going to be north of 750k   big difference between that and Ohio area values.. were you could snag a 4 plex for 100 to 200k easily every day of the week.. also out here local banks are far more conservative when it comes to loaning on small income properties.. 

I see you're an investor in the West Palm Beach area.

You cannot expect to flip and sell quick like in West U compared to other places. 

Very little near term upside expected at the moment in the west.

West Coast homes do not come with basement unless it was built before 1930s. 

From the view I have from Vancouver, west Lethbridge looks like a good place based off of the numbers.

Some of the initiatives gearing up on the west side of Indianapolis will likely change this over time, but I wouldn't get in too early as it will probably be an inconsistent experience for a few more years to come.
