I suggest Nevada because of the proximity to CA, landlord friendly, and low property taxes.

I own a condo I'm looking to sell creatively, as the underlying debt terms are very attractive ( 3.625% 30 Year fixed ).

Current expenses are $1300 per month (water, sewer/septic, taxes (property and 10 homes) and insurance (liability and homes).   

As I pay off the remainder of my bad debt and solidify my credit in order to qualify for a HELOC, I’m on the hunt for trustworthy people to team up with in Indiana, Kansas/Missouri, Tennessee, South Carolina, and possibly Texas.

It will be tax free when it cooks off..

I can't speak for you, but we have decided to meet with our accountant to determine the tax consequences of a sale so that I can take as much capital out of it and move that into a better performing asset. 

For example, if the Subject property's GLA is much larger/smaller then the documented sources (i.e. tax records, MLS, etc), then the Appraiser's Comp research will have to be redone because the Comp selection was based on an inaccurate description of the Subject property.
