It can always be argued that the disclosure you thought you had covered just wasn't good enough, the print wasn't big enough, wasn't additionally disclosed by verbal statements made to the bank or the seller, the seller was elderly and didn't really understand, etc.I think the pitfall isn't in the ability to debate the policy's contradictory main jist in light of other agencies' pro-flip actions.

Watching the home sales printed in the Saturday paper by zip code for the city - only 2 years later homes in that area and even on that street were being sold for $110K-$112K.

Access to cash would be nice but I don't like the variable rate or small print risk of the heloc.In general, I like to have about 78% LTV on homes which keeps me below PMI,  or none.

You can go downtown and grab the joint action and forcible Entry from computer terminals (might be available at other locations not sure).Definitely a pain, but I've been able to get a deal from that.If you don't want to spend as much money, the delinquent list is published in Chicago Tribune(although I believe it was already printed).
