I can personally vouch for their track record (you can also Google or Yelp them). 

Might just need a little work on the outside and there is potential for adding central air as it is currently set up with window units (very common in the midwest area I am currently looking). 

I will try to get something out of them, but per ad, they are not allowed to enter the property whatsoever.

I went ahead and removed PMI and to be safe, added 5% to the down payment as it is a true triplex.

Look on Zillow at rental ads to see what people are getting for rent.

That's ammo for answering the NEEDS of the seller, and added awareness of any potential minefields you'll be stepping into if other parties who have made offers know something you don't.

Newsfeed/feed ads can work really well, and you can definitely run sales through a call to action button, but it takes some work to build up trust with an audience before getting to a sale.

If this restriction is removed or loosened many communities would be added to the approved list.
