My calculations are based on 2 sets of numbers - the numbers the seller has provided, and my own calculations accounting for 5% for vacancy, 5% for repair, 5% for capex, 10% for property management and actual costs for property tax/insurance.I am trying to decide if this deal is worth pursuing or if I should walk away due to the premium on the homes.

I want to start advising my buyers to use land trust transfers when we acquire properties that have underlying notes since we are seeing an increase in notes being called.

Will having that home on our credit negate us from being able to seek additional loans for other properties? 

We were able to work a deal in the last 2 weeks before it was finalized, we had to pay the max amount of interest for back taxes and water bills and liens on the property.

I’d suggest reaching out to Horry County directly to ask if they have any abatement programs to potentially reduce your property tax.

We were not supplied keys to the property so only the tenants have keys.

The lender my agent put me in contact with is telling me that rates for an investment property are currently low 7's with 2 points. 30 yr fixed no Interest Only.... 

I have found using our property management software to communicate as a way for it to be saved 3rd party and reliable for legal matters.Forbes article 1-2024
