I think that some logic applies to more groups and this infusion of cash to the market has had an impact on ppl looking at RE as a stable stream of cash flows, which it can be, but doesn't have to be; as you have illustrated.

@George Kopp I have not seen anyone mention, or any consideration of alternative privacy options than blinds.There is some amazing items, for very cheap, that a person can find online now that is rather easy to apply to glass that can make it obscure, obscure with patterns, recreate stained glass that's obscure, prismatic to make some rather cool light affects.

you will need to have a set of criteria you apply to all applicanants, for example (and just a number here) credit score above xyx, job held for over 2 years, 3 references, employment verification etc, income at least 3xrent  what is your criteria for your area and the value of the house you are trying to protect.Let them mow the grass, but if this is a nice home in a nice class B or class A you might want to service the lawn and put down weed preventer, etc when appropriate.

Whatever you want to do post your number, first, lets have a look and don't forget that a huge chunk of your mortgage payment is applied to the principal and this makes a huge difference when crunching your numbers.But...I still try to stay away from single-family homes when the home will not appreciate in value, substantially, but as a previous BP member posted, you still may be better off buying than renting if that is your only choice and cannot buy an investment property that generates a profit almost exponentially compared to a single family home for your personal residence.
