It would certainly lower your risk and get you started at least with a fighting chance.

This is a great chance to learn and share information.

We have a chance to get a 4 apartment unit, in a great location, good schools, in a rapidly growing real estate market.

My thoughts (and I am new, so who knows if this is a good idea, legal, etc.) would be to have them sign a new lease with me (and MY conditions) and at the same time extending their term giving me a good chance at a solid year of no vacancy.
