@Michael LaRocca Milwaukee is a pretty dense market and there is a wide range of properties/areas to choose from. 

Im in the top 1% of agents nation wide (Im not saying this to brag, but rather to tell you how I got here). 

.- Diagonal cracks coming off door frames or window frames at approx 45 deg angle.- Separation around windows from the exterior. - Opening of brick frieze where brick veneer meets soffit.- Levelness of counters, trim, or finishes on inside and out. 

Since most sidewalks aren't more than 10' wide, this will be more difficult to do moving forward. 

Next, if necessary to re-anchor the sub-floor (in your judgement), I would drill pilot holes through the joist at angles.

I marvel at how wide the opinions on as far as where to dump your initial eggs into.

Im going to try and read as much as I can now on the forums as well.My work history is long and of a wide variety.

I looked up exit strategies and  ways to structure  deals in different ways and wanted to touch bases with my BiggerPockets team to insure I am up to date on all angles to get a contract with what ever type of seller it is.

Note that there is a very wide spread in rents for Class A homes in most areas.
