Contact the co-signer and make him aware of the situation.  

I'm limiting my searches to duplexes for the time being, but once I get my own living situation figured out, I will hopefully start looking into private money investing.

@Sam Grooms we usually include a certain percentage for construction contingencies for these kinds of situations, but that’s certainly a case by case basis based on the severity of the repairs.

Not sure how they will handle the situation if the repairs have already been made.

In a multiple offer situation, sellers just want to see your highest and best.

I would love any insight into this situation; when I purchased the properties my closing costs were about 850 dollars so this was just crazy to me!

Maybe someone else has more experience in analyzing that type of situation.
