1st I hold a fixer upper for someone that wanted it for $15k cash.

A foreclosed home, a flipper upper, short saleJust trying to get the best for my money. 

If the limbs break and tear down the line the utility company will fix the line, win.  

The previous landlord didn't take care of property at all, we end up have to replace the roof, redo the upper siding, and rebuild a balcony, as well as new exterior paint, and clear out a lot of junk.

(FWIW,I am in a currently hot market)3) Purchase a ranch outside of the city with a separate lot that has enough land to accommodate my business ( I am in ground transportation...need room for 7 or 8 vehicles and a small building to be used as an office) I am good with buying a fixer upper here, moving in and working on it as we go. 4) Moving from that property (leaving the business on the extra lot) and taking on another rehab or maybe if we have a great experience doing the first 3 steps, getting further into buy and hold or buy, rehab and hold.I have some challenges with finding financing.

You would be better off adding 2 vapor barriers - one in the basement and one underneath the flooring you are about to install - than trying to mess with filling the gaps with foam sealant.The right way to do this would be as mentioned above - remove the upper floor, drop a new plywood/OSB subfloor on top, and then install your vapor barrier and new flooring.

Yes, I've watched the fixer upper shows on HGTV, but l realize there is so much more going on behind the scenes.

Upper unit can't see unless we are more serious and put offer in.

We simply can't deal with a fixer upper at this point.
