I bought it, replaced the floors, upper cabinets, fully renovated the bathroom, and the bedroom closets.

I am have been looking for land in the same area to build as well so I figured if anything went south I would also have the upper hand.

Not sure what the upper limit is and that may be 10.  

We aren’t really looking for a fixer upper since I will be in PA school.I am starting this tread for tips/advice on areas and to start networking because eventually we will need a property manager, contractor, etc. 

If you have this type of schedule, recommend you use your "Time" as the asset, sweat equity and do rehab/fixer uppers. 

As a real estate agent, you have a leg up on gaining off market deals.

One day I'm at work talking to sub-contractors working on building a Four Seasons and Leg g Mason Buildings in the Baltimore Harbor, and the very next day I come into work and people are getting laid off left and right!!! 

I am sure all of this will be found to be unconstitutional in the upper courts, but by then it's too late for us to recover any of the loss.

I would keep on saving up and find a fixer upper eventually.

I am looking at buying some fixer uppers as buy and hold investments to rent out so would be buying them using an investment loan but there would be a period of time where repairs are ongoing before a tenant moves in and I may want to live at the property to oversee the repairs and manage the work but I wouldn't necessarily be doing all of the work myself.
