We have fix/flipped approx 20 homes so have a strong track record of success.  

Move on to the next one.It is also very important to track that property after you put an offer in.

Remember the pm will track income and expenses ( or they should) and that helps a lot at tax time.

Unfortunately I don't do it for non-family members.....Just another avenue to fast track your credit woes.  

Crowdfunding makes real estate easily accessible, however, in regard to institutional/syndicated real estate investments, the advice of an expert who works in the industry every day, knows all the players and their track records, and performs due diligence on each offering is a great benefit to the client and comes at no extra cost. 

Track everything you do and view that regularly so you can tell what you can do to earn more income and reduce expenses.

Three months ago took the "Fast Track" course offered by Cody Sperber of Clever Investors and have really learnt a lot about RE and marketing. 

If I purchase  it, can anyone recommend a good property management software to track expenses and rents and everything else needed to facilitate filing of taxes at the end of year?
