Its not like it is today where it takes a lot of hustle to find a really good deal. 

However today I received something  very interesting in the mail, a letter to buy my property. 

BiggerPockets' rental calculator indicates it should cashflow $7500 per month after all expenses (including HST on short-term rental income) are input, assuming 3% vacancy; 4% repairs; 5% CapEx; 8% management and assuming appreciation merely keeps pace with inflation.  

Those same houses would be $1-2 million today The heat? 

So, I got a full survey done and today the surveyor came back and set the pins and pink flags.

My advice would be to:1. stay in contact w/ seller2. ask what price and what TERMS (fast close, cash, etc) they would take immediately or without hesitation3. see if you can visit the property in the meantime 4. get your $ ready so you can go when they're readyAll the best!

The listing agent is arranging the financing through a private lender so it's a fast closing. 

So we structured it on weekly payments since our goal is to move fast and keep cost down as much as possible.

Today I sold my diesel pickup to get cash to get started.I am still trying to find a good contractor in my home town.
