Credit scores would support what I'm looking for without additional co-signer,, one thing you need to consider is that if you permit co-signers it sets a precedent. and Fair housing could be made a thing unless you only require co-signers for students,, but they are graduating so no longer students.. so wouldn't qualify as eligible for co-signer..I don't believe in co-signers I rather have extra on deposit.

It's as if they think we are rigid and/or too stupid to adjust and bob & weave with new laws or 'guidance'.First minimally qualified applicant, no additional deposits for service/comfort/emotional support animals, felons are a protective class, etc.

Fine, throw in 10% for vacancy and 20% for taxes/insurance/water and I'm STILL cash flowing over 10% on my $40,000 investment.I understand that the key to this is actually getting tenants at $550/month, but if the market seems to support that, can a pig not be a pig?
