I was mislead with other wholesalers that were basically trying to steal my deals right from under me.

I can't help but to think that bunch of identical multi-families clustered together would breed a "rent war" in which the only winners would be the tenants.

That would include getting you to articulate in detail what you want in a quantifiable manner, obtaining your current financial documentation, reviewing it, becoming familiar with the details of your current financial situation, analyzing alternatives to get you where you want to go, develop risk mitigation strategies, present the information to you, obtain feedback, make adjustments, produce action items for both of us, execute the action items, follow up, and (of course) document it all so the next time the Commonwealth regulators stop by I can prove to them I am not stealing from you.What's a fair price for that work?  

There are a gazillion threads identical to this.I'd suggest a quick forum search and you'll see plenty of suggestions.At the end of the day it all comes down to YOUR goals, experience, resources, etc.

That is almost identical to what my CPA and Attorney said.

It seems like a fourplex surrounded by other (almost identical fourplexes) selling for about 50-60k more.

I have seen the water meter removed if a bill is too far past due,,the question I have is can they find the meter and verify its accuracy.I had something somewhat similiar happen, but the city checked the meter,,in this case there might not be anyway to do that,,I would ask them to look at the history of the address,,that the usage they are saying is WAY out of line.One other thing that I discovered during my fight on a water bill, people steal water, because apparently in the manufacturing of some dope they use a lot of water,,so the city watches for crazy water usage, so its better for them to steal it from a neighbor.  

The value here is in developing in identical neighborhoods that are adjacent.I demoed the two homes that were there when I bought the dirt.
