So, while my research did not find any rental restrictions for STRs I did not discover that they couldn't give me a business license (before we bought the house.)After talking with the City Planner about the situation he told me I could go through the same process that a hotel or B&B does (approval process for Certificate of Conditional Use) but it basically comes down to a City Council meeting which is a public hearing.We discussed the fact that there already were people operating STRs in the city (and obviously not paying taxes to the city since they would not have a business license). 

Lol, I'm very methodical in my way of doing things- therefore, once I find a process that brings good results I will simply repeat that process for eternity :) 

With that said, I have two questions:1) Is September 15th, too much of a rush to get the process moving?

I still adamantly believe "short sale" is a misnomer, as the process took me 11 months to close.

Many people have an accountant process the taxes (1065 filing) but a member (or all members) can create and file... 

Ryan Jones I think becoming a full time investor should be a process rather than a sudden event.

I know hard money loans may be the way to go, but I am considered about the refinancing process.

I am in the process of acquiring more properties to fix and flip/buy and hold, however I have not been getting too many leads.  

The approval/closing process is a bit longer with a VA loan and you can't wave inspections and appraisals.
