Very specific dilemma just popped up.I'm attempting to rent out the main portion of a duplex I recently purchased in Key West, FL.

If anyone else has done this, what sort of 'specialty' items do you have in your specific lease? 

That being said, with the 203K loan available, I assumed that homes in need of a little TLC would qualify under the FHA, but i'd be interested in hearing more about the specific criteria of the 5% conventional, and how it could be more beneficial over the FHA if you'd be willing to elaborate a bit. 

Unless the lease specifically says you will pay 100% of the repairs on the freezer I would certainly not be jumping through hoops for the guy .

More specifically, what I'd like to do is immediately fix the structural problem and then do a cash-out refinance.
