Arta:Whatever you do, be sure your have a good capital reserve AFTER PURCHASE.I would scale purchase to ensure you have cash in the bank to provide support when needed.The capital reserve might be 6 to 9 months of principal interest property taxes and insurance.If you buy a value add and have an estimate of CAP Ex, maybe increase that by 25% to 50%.Having a large capital reserve will lower returns, but you will sleep better at night knowing that you have cash in reserve when needed.I will be interested to hear what other BP folks advise.Good luck!

When i had a property manager, they allowed tenant to move furniture in due to work schedules etc, and they wound up sleeping there.

Travel nurses are good tenants because they work 12 hour shifts, are all background screened, and typically just need a clean/safe to eat, sleep, and get ready for their next shift.

I've seen  reference to prior fire damage, violent crime, warnings about lead paint, etc.If it helps you sleep at night or you feel some type of personal obligation you can warn them.I would just wash off the eggs.

When we refinish the basement, we just lay a new floor over the old asbestos tiles and dont disturb it.

Hi Alton,If it were mine, I'd ignore it and just see how it goes.I doubt Mom and Dad number 2 will enjoy sleeping bags on the floor and probably be out as soon as they get the cash together to leave.
