Just put it directly towards the principal balance on the first mortgage and skip the whole HELOC middleman part.

I would skip RentRedi  - tried it - I would use excel over that softwareI use stessa - but it has no maintenance request features - which is the big glaring hole for that product.

Sounds like you should just skip the realtor's license unless you can go all the way and do the broker license or you can find a realtor that will work with you a little.My guess is it would depend on your model.

The biggest problem is you can only run information on what they put into the application and so they can skip or only fill out minimal information thereby you don't get a full background on them
