Don't wait because then you can be talked into waiting and waiting some more.Think about the same scenario in stocks, almost all stocks are bought and sold nowhere near the very top or bottom of their price ranges during even a week much less a year.  

Or find other investments to build on a smaller scale for now.Some jobs are worth keeping in the short run for how much they can pay you now, you save every thing you can and invest it.

In short, I found a duplex that the owner was also trying to sell 3 other properties and was willing to whole sell them for 65K per property.
