So far, I've checked with two mortgage lenders and both require that the down payment either be seasoned (in my bank account for longer than the 2 most recent months' statements I would use on a mortgage application) or they would require documentation on the private loan and that the loan is secured by using my current residence as collateral.

After a lot of searching I just refinanced in late February with an internet bank....Investment property loan 4.5% 75% LTV 0 points 800 credit score 6 months seasoning $2300 in loan cost...this would have been lower if I used the same title company I closed with when I purchased it 6 months ago...wasn't thinking...

If the HOA really is a financial disaster with nothing in writing (financial arrangements not in writing are by definition a financial disaster), and you are paying cash (meaning bullet point #2 above is not relevant), note that real estate that you can't get a mortgage on tends to sell for much less than it otherwise might.
