In this type of exchange there are only two basic qualifying rules that must be satisfied to have a totally tax deferred exchange: (1) you must trade equal or up in value, and (2) all of the net exchange proceeds must be applied to the acquisition of your replacement property.

Only the mortgagee can satisfy their lien.

I started with the BBB sites to narrow down and get a small list but when it comes down to it, they too are subjective to the complaints by a few for what ever reasons the person was not satisfied.
