Draw up a lease with some specific reasons for lease being terminated.

If you can't sell it at a reasonable price, hire an agent to list and sell the property with the tenant out of the property.

Ask them what area of town they believe has reasonable prices for properties, isn't a war zone (or would be good for a first time land lord), and is trending in the right direction.

@Brian, and that is a perfectly reasonable position to take, in my situation I'm in NYC, a very tenant friendly state, it's not unknown to be tied up in court for a year trying to evict a bad tenant, it happened to me, took eight months to get him out , situations like that can quickly mess up a positive cash flow, if I had a mortgage on that property I would have been in bad shape.

Did they give you specific reasons?

On a side note...my wife and I will also be looking for a house to rent next spring and would love to connect with owners who need a tenant around that time and would rent it to us for a reasonable amount.

The other reason is that doing a few sales a year doesn’t give you the contacts and relationships with other agents or the experience to handle adversity during the negotiations or after the contract is signed.
