This will actually give you some room to make a profit. 10% of the ARV is already allocated to selling costs (realtor commissions, closing costs, and property transfer taxes), another 10% will be towards your financing costs and holding costs, and then you'll have 10% leftover in profits.

My guess is that there would be an x/y split of whatever profit is realized at the end of the deal (rather than interest or points being involved), but I would welcome any thoughts or suggestions on this.Thanks,Alex

The deal makes sense for my COC and $/door minimum criteria, but as i've listened to more experienced people on the podcast, i'm wondering if i need to add a criteria for annual profit to be >$5000 per property because it seems like that may cover potential disasters/capex problems that occur without wiping out property profits for multiple years.
