i am working with one property management company to just list the house and was shocked when i looked at their PM contract. the guy charges 10% on top of the repairs that i would be paying for.in other words, if the repair is $100, i pay him $10 for calling the contractor and "being there to evaluate the problem".

They most likely did a preliminary calcs on the property and to size of the beams.
