I'm wholesaling now but the big picture for me is vacation rentals.

Unlike any previous Rehab..It needs updating after 14 yrs...So, I'm packing, most everything and not putting pictures back up...Going to Stage...1.

Owner's think they need this information to make a good decision on weather accepting the tenant or not, but most owners really don't know what they are looking for when  they are looking at a credit report, and sometimes they don't get the whole picture.  

So when I get their reports it isn't the "full picture".  

They cannot picture themselves not working 9-5 and watching 5 hours of TV before going to bed and doing the same thing again and again. 

I have pictures, it is awful, neighbors have complained.

I'm going to go in and fully stage it, retaking pictures... any other suggestions besides lowering the rent?

References too of course, but those interactions from the phone call to meeting them in person really paints that picture more clearly.  ** Where do you find the hidden red flags?

Obviously you want to cash flow, so you'll run the numbers for whatever you choose, but your picture makes you look young and based on what you said, it sounds like you're making a decent W2 income.
