I'm sure this is pretty rare but for those of you that started with notes or maybe bought one or two properties then made a full transition to notes, I'm wondering why you chose that route?  Or maybe there's a person ...

Daniel, just because Gino may not be familiar with the strategy, it could very well be one of the options that was utilized.

I just can't imagine feeling comfortable leveraging myself that heavily, going into the negative to acquire expensive, highly concentrated, physical assets. 

He said "well actually I am at physical therapy, but make it quick"I said " I can call back later if that would work better" " no no go ahead and ask your questions" So I fired off a few questions which led to roughly 5+ minutes of casual talk.

Cameras would have helped too but it isn’t “that bad” of a neighborhood where my tenants requested them.Oh my favorite mistake...which I want to physically assault myself when I think about it...was also when I was younger and uneducated.

The mortgage may very well be fine. 

When the property does go vacant, the repair bill will be due and the vacancy may very well be a long, long time.
