DSCR loans are based off of down payment, credit score and either actual or market rents so it helps to supercharge an investor's real estate goals and net worth.

Can you explain how you say this based on the IRS publication above?  

a single family to a multifamily property is perfectly fine.Lastly to your question - You must purchase at least as much replacement investment real esate as you sold if you want to defer all tax.  

You are right "real estate goes up", but I'm not going to decide if a deal is good or not based on that general sentiment.

Not saying I have a perfect crystal ball on this, but we need to see how this ruling will affect the industry, especially buyers.I read a while ago how the avg/median loan was somthing like 7% down. 

Lenders won't allow someone who got a deal for under market value and did little to no work to cash out based on appraised value.

Every tenant is different, how would you know how much insurance they would want or do you just do a "base" amount so they have basic coverage ?

The stay is just the beginning of the revenue stream, like a base line.
