I live in a 1 bdrm apartment style ADU(Granny unit) on my friends property which I've been renting for a little over 2 years.

Is the micro market (neighborhood) appreciating, flat, or declining, and what is it expected to do over the next 5 years?  

They brought in leases over the budgeted rents and did it just in time for the end of the term.

I actually just did a dscr loan to pay off the hard money I borrowed on the second property (where we live and rent the actual house) I estimate the appraisal to come in around $215-280K which if I were to take out 80% would barley give me enough to buy anything in the FL market and have cash left over for renovations.Not sure if im missing a step here or if it might be best to buy an auction home with that cash to flip and have more capital to have more deal options. 

If you mean "how often do LPs try to sell their positions," I can count on one hand all the ones I can remember, and that's over more than two decades, $400 million equity, and well over 2,000 investors.  

I recently started working with a new broker, and come to find out he has closed over 150 Sub2's for himself to keep in the last few years.

I have done many 1031s over many years, there are a couple or three points that I would like to include:1. 

We don't want to hand it over to the ones we did not like, as it may become more of a headache.If someone could advice what can be done next, would really appreciate it, feels like our options exhausted, but i don't want for the house just hang in there, eating interest.

I'd encourage you to keep metrics on everything so that you can see your KPI's evolve over time.
