You can easily find examples like this at school, jobs, and in your personal relationships too.

It's a great house in a nice neighborhood, but schools are lacking.

@Michael Nemeth It may seem counterintuitive, but I often schedule my rent increases in the winter months if the family has kids in school (Sec-8 are scheduled for Jan 1, notices go out Nov 1)  While we certainly don't want vacancies, tenants don't want to move during the school year.  

I took it with Kaplan Professional Schools.

@Zachary MoweryI am based in Maryland and in this market end buyers tend to be more active during spring and end of summer/ fall season when kids are back in school and vacations are done.

The area must have a median school rating of 5 or above from at least 2 reliable school rating sources.

Do you have enough extra time during the school year to invest in RE?

Not having to rely solely on investors when it comes time to cash out, and not having all your eggs in one basket/market.SFR allows me to have properties in different job markets, different school districts, and different neighborhoods all while being within in a 20 mile radius of my home.  

As long as your first job is in your field your school counts towards your two years of experience.
