Should I also join another site in tandem with this one, if so which one?

Landlord tenant law and fair housing is enough to get most new investors to think twice...plus unless you have access to PM tools like screening services, MLS and other rental marketing sites, vetted leases, vendors to handle repairs...you should let a professional handle it.  

Has anyone had success purchasing properties on sites like Auction.com and Bankforeclosuresale.com or other similar sites?

I have followed the site recommendation to obtain 3 different quotes.

I am 61 years old and have dedicated myself to learning from this website, a couple other sites like YouTube, and I read a book about every two to three weeks.I spend about 10 to 12 hours a day, 7 days a week doing that.

I discovered the site after reading a Reddit post about an investor who had built a solid portfolio in a short time was sharing.

It might be able to be done without even losing a bedroom, but even if it goes from 4 bed 2 bath to a unit with 2/1 and a 1/1 unit, the rental income (or sale price) should be higher than a 4/2 SFR in the area.That said I'm not sure if there's something I may be overlooking.It already has 2 exterior doors positioned nicely with separate porches and room to have cars parked on different sides of the house (it's on a street corner).I looked up the zoning regs for how the plot is classified and it is allowed by right (don't need to apply special allowances or rezoning) to have multi-family housing on the plot.The rehab would already have it gutted enough that the changes to plumbing and electrical would be easier.I don't have any idea how hard it is to get separate metering for water/gas/electric. 

Not sure that an american rental / investing site is going to be much help .these type of trophy properties are usually sold through higher end brokers like Sotheby's etc .Sounds like a cool place I have to think this is an easy sale for the local brokers or other types of brokerage community in the area.. 

Saves me 10s of thousands per year vs a bunch of jumping around.1st rule of investing is Don't Lose Money.
