The first person didn't do a good job with the market assessment and priced it high given the market. 

As an advisor who has written over a hundred IULs and own two myself, I can lead you to the correct way to structure these and show you what to avoid. 99% of agents aren't doing the best job for the client and this only makes their paycheck fatter.

They have a specialized PM that does an amazing job.

Would the DTI of the business or the fact the Investors LLC operates at a loss on paper hurt the investors chances of tapping into the equity on the personally owned properties?

Sedalia is a strong rental market and super strong factory jobs.

I personally know of people who chased the STR Shiny object, could make it work and had to sell at a loss.I think these people didn't do a great job of due diligence and were overly optimistic of what they could make.

Adapt the Operating agreement to a degree. 

While they are the only public LLC document, they do not govern LLC operations in any way; they do not determine who the actual members are.
