You should intimately understand the business, the property, the market, etc.When you receive the private placement memorandum, it should say something very similar to "This is a terrible investment.

You have an intimate knowledge of the area.Excellent returns can be made in STRs outside of traditional tourist destination places. 

We are also puting in time to help with clean up and donating where we can.

They key here is that you are aware of all the pitfalls, can have it paid off in time with no issue, and won't get stuck without being able to pay it back or potentially having to pay interest at a super high rate.  

I wouldn't even own this rental if I could go back in time.

When you have a leaky pipe, you don't wait a year to turn it into the insurer because your pipe was leaking, and then when your insurer pays you money to fix it and it far supersedes that money for other things, you still don't fix the leak--I mean, there is some point in time you have to look at yourself in the mirror and say, am I a little to blame here?
