I think what Lucas is saying is you’re gambling if your game plan is to have a short term rental in a community of primary residents.

Most existing MFR I've seen in the markets I'm looking in are in C+ to C- communities.

I feel I have gained all the knowledge from the famous @Brandon Turner but I need a splash of confidence from the community to get me over the hump.

@Austin Latty also, I should mention I picked up a second job as a night time college coordinator at the community college, I basically helped students with random question on only had 15 minutes of real work over a 4 hour period, making $25 an hour working on my own biz!

I am blown away by how active and welcome this community is.

In addition to being a bedroom community for Augusta, there has been so new business activity there over the last decade.
