I've looked at a couple of options and think I know which product I'm going to buy but wanted to hear from BP folks first.Anyone done this and have any input?

So far only been direct-calling FSBO closed a few deals in my first couple months. 

Then you can develop a long term relationship with that banker and be on your way.Using this method, I was able to find a couple banks that can work with me on terms similar to what you outline.  

Granted that was a bubble but is it unreasonable to assume that they "should" get back to at least those levels in the next couple years?

@Claudia Lewis,I'd consider all to be normal wear and tear.The only possible exception would be if the blinds were the expensive wide plantation type blinds that cost a couple hundred dollars per window. 

I have a couple of requests with this post.

The amount of money at issue is small and the time and money that will be spent, coupled of the aggravation if things go south, may leave you more bitter and financially injured in the long run.

Prior to that I used a portfolio lender to finance under 20% down for a couple owner occupant duplexes.

Reason why is because my sister used to live that and has a couple rental properties.

Don't do a couple of months just to get caught up, and then hire a PM...you'll get used to the money and find a reason to keep going.Set it and forget it.
