Since I've started here at BP I have read forums after forums about success and failure with investing.And the encouragement each of you guys and girls provide help to pave the way for us beginners to continue at what we love.Thanks and I really appreciate all the professional advise.

I succeed through lots of failure.

The citation notifies that the defendant must appear for trial at the Justice Court on the date specified in the citation, which must not be less than 10 days nor more than 21 days after the petition is filed, and warns that the defendant’s failure to appear in person for trial may result in a default judgment.

Limiting yourself to a single line of thinking or a single path to the objective really blocks you in and increases your chances for failure drastically.  

It is always GR8 to learn from others successes and failures!  

BUT I would do about $1000 in repairs and triple checks now... a roof failure causes $$$ other damage... not the same as an HVAC being on its last legs.

They agreed to pay the difference.Commitment letter was due 11/15/17, however my attorney did not request it since everything seemed to be moving in the right direction and they showed no red flags (failure on our part)Last email from buyer's attorney on 11/21/17 said "We are still on target for November 30th - finalizing with our lender."

Chris I brought this up way early in this most entertaining thread.... as a potential note buyer there is no standing in the real estate and I know my note purchase agreement is a bare bones doc that does not even contemplate the seller default or failure to close on the note if the note does not show up you just don't close .. note sale is far different .. this guy wants to weave that into a purchase and sale agreement.. its just a note sale were the seller of note simply did not follow through I personally don't know of any punitive remidies for this scenario other than transaction did not go through as the note was never delivered..  

I never hear about  the failures.

Due to hundreds of startup failures, I witness with my coaching, I will have to second @Jay Hinrichs and @Mindy Jensen in saying that being undercapitalized and/or not put aside reserves for when thunder strikes are one of the top ten reasons why most businesses fail.
