There is a guy called "Airbnb automated " on YouTube, if you check out his videos you will want to rent to him your place, he does a 4 year contracts with option to extend, he pays for anything under $100 that brakes, (not sure about this one) he will have a team of cleaning lady's and manager making sure its perfect every check in.

Investing is similar in many ways, don't over extend yourself, buy based on numbers not because the house has granite counters and hardwood floors.There is nothing wrong with treating yourself once and a while.

The only thing that is consistent is the amount of money it costs to prosecute and defend.Would taking the seller to the court be an option here since he's disagreeing to extend the COE by 4 months (2 months before end of current lease with tenants) ?

I have a relationship with the seller and we are negotiating the terms with seller financing: 30% down, a 30 year mortgage, at 5% interest with a 10 year balloon payment on the remaining balance which can be extended if both parties agree.
