Although an investor in your jurisdiction might have experience with similar actions, to get the best up-to-date information (and save others the risks of unlicensed practice of law) you're best off talking with an experienced real estate attorney barred in the appropriate jurisdiction. 

I just recently downloaded the lease they have, so I have not yet used it and I am still reviewing it to determine if I will, however it does have a clause in it for pests:(F)     Pest control, after the first ten (10) days of the Term of this Lease, shall be the sole responsibility of the Tenant, including, without limitation, prevention and remediation.

Make sure to review the NJ truth in renting document and educate yourself on the laws.

Speak with agent or someone experienced in that area to look that house with you.

You can alw review your leases and be more aggressive wIth protectons than prev LL (with legal confines).
