That's not to say you don't need trusted relationships with a plumber, electrician, roofer, tree trimmer, handy man, GC, etc, because life happens and stuff breaks.  

People are starting to talk about it around town and yet the city is spending money like it grows on trees to build up, but they can't seem, or don't care, to diversify.  

Same goes for bathrooms.Also in the project estimate was yard work, small tree removal, and vine removal.

Duplexes, however, grow on trees and tend to have a fairly static price. 

One point of concern is a tree that is in the neighbor's yard.

(i.e. plumbers cleaning out tree roots from your septic lines or having windows replaced due to vandalism)Also, you absolutely have to account for vacancy. 

Haven’t had any hedges trimmed but just have a giant tree branch removed for 80 bucks.

The one snag in the entire job happened at the end with the tree guy taking 6 days to cut a tree down.

I use the California Association of Realtors residential lease, and it has a section under maintenance that reads: “Tenant shall be charged for repair of drain blockages or stoppages, unless caused by defective plumbing parts or tree roots invading sewer lines.”So I wouldn’t see any issue with making the tenant responsible for calling a plumber and dealing with a clog they caused by flushing something that wasn’t meant to be flushed.

The best part of the house is the fenced-in back yard with large pine trees on each side which provide almost complete privacy.
