@Jasmine WitherspoonBest advice I can think of starting out - find a local wholesaler doing deals (local meetup, BP, courthouse auction, tax auction, etc) offer to bird dog for them.

About the best they can do is a $50 gift card, take you to dinner, etc.Get your license and even if you dont want to work the listing personally, you can legally split a commision where all you did (essentially) is bird dog.

If you want that then just give them the Dave Ramsey program that teaches them to live off less then they make, save the rest, work like a dog for 30 years and live on rice and beans, and then invest in safe mutual funds so that someday they can retire and be comfortable in retirement.

its takes so dog gone long to get one approved and built that markets are not what were forecast with proforma's .. so now construction cost went up.. rents did not.. rents are still strong historically but there is weakness.and those that are leveraged to the hilt are going to probably have cash calls to meet their debt covenants.. that's were risk comes in.. some will be fine.. others will not.
