What us best way to test if roof leaks are sealed?

Fix the leak in the boiler, tear out the bad flooring, dry it out, install new flooring.

I have under 10 properties and have been using Google Docs but now want something more automated. 

One, as a contract to buy the property, which will be converted into a note and mortgage, and a second doc that would be a lease with the seller. 

No leaks, no imminent huge expenses.
