I've been a customer for over 10 years and feel like the product quality and support has stayed the same, or even declined in some areas. 

Two things that I learned earlier on was that if you are looking at a metropolitan area's, or city's, population growth, there could be specific areas within that are declining, stagnant, or growing. 

In the Smokies, the average sales price has declined 25 percent YOY.  

While I would not recommenced going into Baltimore City due to high crime, population decline and high property taxes, there are a few affordable sub markets in the surrounding area, not far from you, which are supported by a stable and diverse employment base.If you look in Anne Arundel County in markets such as Glen Burnie, Ferndale and Pasadena, you will find opportunities.

I expect a leveling off, and maybe, a few percent decline. 

It will likely take you just as long to turn it around as it did for it to decline to such a state, if even possible.

Since the bank knew about the sellers' retained interest, if it wanted the title policy to insure it against possible loss caused by the interest, the bank should have asked for affirmative coverage, which I'm pretty sure the insurer would have declined to provide.Now I haven't read the pleadings or seen the evidence, but I suspect the bank may have had significant defenses to the Sellers' claim of priority. 

I really thought after the hurricane, rising interest rates are we with see a significant decline, but so far so good.

With the bigger companies like NCR packing up and leaving in recent years, it definitely seems like a city that is on the decline.

Room demand growth has been flat or declined since April which in turn led to occupancy declines.
