BRRRRing can be a little dicey with the cost of supplies having risen exponentially; even so, there are abundant opportunities in college towns throughout Minnesota and Wisconsin. 

I have focused on saving for my retirement through my 401k for my first few years of work after college.

Background: I own 2 4-bedroom rental homes in Baton Rouge, LA for purely college students (upperclassman) - both profit over $500/month after property management fees. 2 partners of mine and I are looking for new real estate investment opportunities.

To start I cannot decide between doing a vacation rental long distance (maybe Galveston TX or Myrtle Beach) vs a closer to home college town rental (Muncie, IN).

FWIW, I consider growing enrollment in local colleges, special partnerships that involve local government and businesses, population trends, and defensive industries similar to those in the financial markets. 

I went to college at UNA and would appreciate the incite,as i have been looking at the market as of late.

I'll be going to college next year (Applying + Hoping for UCLA), but I was wondering if House Hacking might be a good idea once I'm down there.
