And how I could possibly not lose out on this deal this late into it?

The hotel is about 4 miles away from where she lives but she demands that the location has to be close to her grandkids' school (I actually have no idea her grandkids live there).

I am looking at a property near Chicago and plan on closing very soon.

Here is one template that might generate some ideas;Deal- Property Type- Property Location- Market Metrics (as @Joseph Firmin mentioned above)- Scope of Work (both what qualitatively will be done and the corresponding $ amounts)- Exit Strategy (Sale, Refi)Borrower(s)- Borrower(s) experience (focus on relevant project experience)- Personal financials (as @Joseph Firmin mentioned above)- Additional info

Maybe a year or two goes by… but with a little age comes more respect… and maybe you partner with one of your new found real estate people and do a deal together.
